Thank you for your interest in joining the Southeastern Massachusetts Multiple listing Service, Inc. By joining our MLS you will have access to the Greater New Bedford area and the surrounding cities and towns which include: Acushnet, Carver, Dartmouth, Fall River, Freetown, Marion, Mattapoisett, Middleborough, Rochester, Wareham and Westport.
Our MLS database is user friendly and is available both on line (Paragon) at sema.fnismls.com or off line (Paragon Desktop) by installing the software available through the SEMA MLS office. We also hold training sessions for Paragon free of charge for members and their administrative staff.
In order to join the SEMA MLS, Inc. there are a few requirements that you should be
aware of:
1) You must complete the application form and return it to our office along with a copy
of your current broker’s license and the $700 application fee.
2) In order to become a member of the SEMA MLS, Inc. you must be a member of a
REALTOR Association. We will need a letter of good standing from your
Association if you are not a member of GrNBAR.
3) You must complete the SEMA MLS user registration form. The monthly access fee for each office is $59 per month and includes the Designated REALTOR.
4) All licensed agents affiliated with your office must also complete the SEMA MLS
user registration form. The monthly access fee is $19 per agent and will be billed
to the Designated REALTOR.
Your application will need to be approved by the SEMA MLS Board of Directors at their next scheduled meeting. Once approved both the broker and the agents will have access to the MLS database. Billing is on a monthly basis and payment is due upon receipt. If the office fails to make a payment the Designated REALTOR or REALTOR Principal will be notified and access to the MLS will be temporarily shut off for both the broker and the agents. The reactivation fee of $50 and the total amount due must be paid before the office can regain access.

Rules & Fines
Section 1 AUTHORITY
The Board of REALTORS® shall maintain for the use of its members a Multiple Listing Service which shall be a lawful corporation of the Commonwealth of Massachusetts, all the stock of which shall be owned by the Board of REALTORS®.
Section 2 PURPOSE
A Multiple Listing Service is a means by which authorized Participants make blanket unilateral offers of sub agency to other Participants; by which the Participant may, if permitted under the rules and regulations, make offers of compensation to buyer agents; by which information is accumulated and disseminated to enable authorized Participants to prepare appraisals and other valuations of real property; by which Participants engaging in real estate appraisal contribute to common data bases; and is a facility for the orderly correlation and dissemination of listing information among the Participants so that they may better serve their clients and the public.
Section 3 GOVERNING DOCUMENTS
The Board of Directors shall cause any Multiple Listing Service established by it pursuant to this Article to conform its Corporate Charter, Constitution, Bylaws, Rules, Regulations, and Policies, Practices, and Procedures at all times to the Constitution, Bylaws, Rules, Regulations, and Policies, of the NATIONAL ASSOCIATION OF REALTORS®.
Section 4 PARTICIPATION
Any REALTOR® or Nonresident Member of the Board who is a principal, partner, or corporate officer, or branch manager acting on behalf of the principal, without further qualification, shall be eligible to participate in Multiple Listing upon agreeing in writing to conform to the Rules and Regulations thereof and to pay the costs incidental thereto. However, under no circumstances is any individual or firm, regardless of membership status, entitled to Multiple Listing Service “Membership” or “Participation” unless they hold a current, valid real estate broker’s license and are capable of offering and accepting sub agency or are licensed or certified by an appropriate state regulatory agency to engage in the appraisal of real property. Use of information developed by or published by a Board Multiple Listing Service is strictly limited to the activities authorized under a Participant’s licensure(s) or certification and unauthorized uses are prohibited. Further, none of the foregoing is intended to convey “Participation” or “Membership” or any right of access to such information developed or published by a Board Multiple Listing Service where access to such information is prohibited by law. (*) NOTE: When there is more than one principal in a real estate firm, the chief principal/operating officer of the firm is defined as the MLS “Participant”. Brokers or salespersons other than principals are not considered “Participants” in the service, but have access to and use of the Service through the principal(s) with whom they are affiliated.
In compliance with the above referenced Bylaws of the Greater New Bedford Association of REALTORS®, Inc. of which I am a member, I hereby state my intention to participate in the Southeastern Massachusetts Multiple Listing Service, Inc. and also agree to conform to the Rules and Regulations thereof, and to promptly pay the costs incidental thereto.
